A newly signed franchise agreement between Hilton and Realis Wam Fund Management will bring the Canopy by Hilton brand into the heart of Budapest.
The project will see the adaptive reuse of the City Center building into a lifestyle hotel, developed by the Realis 4 Fund, managed by Realis Wam and operated by a subsidiary of the Continental Group.
Following a successful EUR 21.8 million capital raise, the Realis 4 Real Estate Investment Fund acquired the City Center office building from CPI Hungary at the end of 2025. The property will be transformed into a 177-room hotel. Under a newly signed franchise agreement, the building will reopen as a Canopy by Hilton property.
Operating as the asset management arm of the Realis Group, Realis Wam currently manages HUF 18 billion in assets, split 45/55 between institutional and private investors.
A Panoramic View in the Heart of the City
Reimagined by Finta Stúdió and MádiLáncos Studio in line with Realis Wam’s vision, the building — originally constructed as an office property — offers exceptional credentials for hotel use: 177 rooms, 70 underground parking spaces, a prime location with excellent transport links, and walking distance to St. Stephen’s Basilica and other attractions.
The building’s 240 sqm top floor will accommodate a restaurant with panoramic views, a rooftop terrace and bar, and an outdoor fitness area overlooking the Basilica, Andrássy út, Deák Ferenc tér and Gellért Hill.

The interior design concept for the Budapest hotel aligns closely with both the brand philosophy and the Realis Group’s long-term vision. The project will pay tribute to the legacy of Marcel Breuer, the Pécs-born architect and designer widely regarded as one of the defining figures of Bauhaus, Brutalist, and Modernist architecture.
